title: "Terms of service" description: "What we do, what we do not do, the rules for posting, and the limits of our liability." updated: 2026-09-26
These terms govern the use of affittostudentipavia.com and its related services, operated by [TO BE COMPLETED: legal entity name], VAT number [TO BE COMPLETED: VAT number], registered at [TO BE COMPLETED: registered address]. By using the site you accept them.
1. What we are, and what we are not
UNIPV Affitto Studenti is an independent service connecting students looking for accommodation in Pavia with people offering rooms, beds or flats, and running a community on WhatsApp.
Specifically:
- We are not an estate agency and we do not act as a property broker under Italian law 39/1989. We receive no commission from either side.
- We are not a party to tenancy agreements. The relationship begins and ends between the person renting out and the person renting.
- We do not draft, sign or register contracts on anyone's behalf.
- We are not affiliated with the University of Pavia. We have no agreement, endorsement or recognition from the university.
What we do is publish listings, moderate them, provide tools for searching and being found, and — for Private Group members — offer informational support during the search.
2. Registration and account
To post a listing or access certain sections you need an account. You must be of age and provide truthful information.
You are responsible for what happens through your account. If you suspect somebody else has accessed it, tell us immediately.
You can delete your account at any time from your account area.
3. Rules for posting
By posting a listing you declare that you have the right to rent out the property or room, or that you are authorised by whoever does.
The listing must follow these rules:
- A complete, truthful price. The amount shown is what the tenant will pay. Listings with a "price on application" are not accepted.
- Bills declared. You must state whether bills are included; if they are not, give a realistic estimate.
- Genuine photos of the property advertised, taken by you or which you are entitled to use. Renders, photos of other properties and images taken from other listings are prohibited.
- No request for money before the viewing. Deposits, advances or "holding fees" asked for before the other party has seen the property result in immediate removal.
- No discrimination. A listing may state living preferences (for example "female only" or "male only"); it may not exclude people on grounds of nationality, ethnicity, religion, sexual orientation or disability.
- Keep it current. When the property is no longer available, the listing must be marked as rented or removed.
- No unlawful content, offensive material, or anything infringing the rights of others.
Listings stay online for 30 days; you receive a reminder before they expire.
4. Moderation
Every listing is read by a person before publication. We may refuse, edit or remove content that does not follow these rules, and suspend or close an account for repeated or serious breaches.
If we refuse a listing we tell you why and, where possible, what to correct. For outright scams and requests for money before a viewing, removal is immediate and without notice.
Anyone can report a listing using the button on the page. Reports are anonymous as far as the reported person is concerned.
5. User content
The content you post remains yours. By posting it you grant us a non-exclusive, royalty-free and revocable licence to display it on the site, on our social channels and in the community, for as long as the listing is active and for the retention period set out in the privacy policy.
You warrant that you hold the necessary rights to the content you upload, photos included.
6. Private Group
The Private Group is a paid service with a one-off fee of €10.
It includes: access to the private WhatsApp group, selected listings sent to you, informational support during your search, a read-through of the contract before signing, and inclusion in the flatmate groups we put together.
It does not include, and we do not promise: any guarantee of finding accommodation, legal assistance, representation in negotiations, or any obligation as to outcome. The support we give is informational and does not replace professional advice.
Joining does not happen on the site: you message the administrator on WhatsApp, who sends a payment link; once payment is confirmed, you are added to the group manually, using the same number you wrote from. Before being added, you are asked in the chat to confirm that you want the service to start immediately (see the refund policy).
Refund conditions are set out in the refund policy.
7. Limitation of liability
Listings are posted by users. We moderate them with reasonable care, but we cannot guarantee the truthfulness, completeness or currency of content posted by third parties, nor the existence, condition or availability of the properties.
Accordingly we are not liable for:
- agreements reached between users and their performance;
- damage arising from negotiations, contracts or payments between users;
- the conduct of users inside or outside the community;
- temporary interruptions or malfunctions of the site.
Nothing in this clause excludes our liability for wilful misconduct or gross negligence, nor any consumer rights that cannot be waived under applicable law.
Before paying any sum, always check the property and the identity of the other party in person — or at least on a live video call — and insist on a written contract. Our guides explain how.
8. Intellectual property
The name, logo, texts, guides, design and code of the site belong to us or to those who licensed them to us. You may not reproduce or use them without written permission, other than normal quotation with a link to the source.
The reference to the University of Pavia in our name is purely descriptive of the audience we address and implies no relationship with the university.
9. Changes and duration
We may amend these terms; significant changes are notified by email to account holders and published here with a new date. Continuing to use the service after notification counts as acceptance.
You may stop using the service at any time by deleting your account.
10. Governing law and jurisdiction
Italian law applies.
For disputes with consumers, the competent court is that of the consumer's place of residence or domicile, if in Italy. You may also use the European Online Dispute Resolution (ODR) platform.
For disputes with business users, the courts of Pavia have exclusive jurisdiction.
